Hello October!
Fall in Seattle has a way of making neighborhoods feel especially alive—and apparently, some take Halloween very seriously. This year, clients who bought in one of those neighborhoods were quickly informed by their new neighbors that Halloween preparation starts about 6 months out. Consider them warned.
Don’t let 7%+ mortgage rates spook you. They’re keeping some buyers on the sidelines, which is exactly why this fall is creating opportunity for those who are ready to move. More inventory, less competition and greater negotiating power are giving buyers something we haven’t seen much of in recent years: choice, time and leverage. In this month’s blog, I take a closer look at why now may actually be a very good time to buy—and why the right home is still worth moving quickly on.
Elsewhere this month, we’re sharing a little architecture and design inspiration, including a Paul Hayden Kirk in Bellevue and a beautifully preserved midcentury home that reminds us sometimes the smartest update is knowing what not to change.
Happy fall - and happy Halloween!

DESIGN, MARKET + A LITTLE PERSPECTIVE.
This month, we’re looking at a beautifully compact cabin on Blakely Island, alongside a very different kind of story: why Seattle’s shifting fall market may be creating an unusually interesting moment for buyers. Two perspectives on making thoughtful choices—about how we live, and when we make a move. |

PAUL HAYDEN KIRK, BELLEVUE
Expansive windows, expressive roof structure and a strong connection to the outdoors make this Bellevue home instantly recognizable as the work of Paul Hayden Kirk—and a reminder of why his Pacific Northwest modernism still feels so relevant today.

WHEN NOT UPDATING IS THE UPDATE
Fred Hollingsworth’s 1952 Mahogany House in North Vancouver offers a lesson in thoughtful preservation: keeping the original wood, proportions and indoor-outdoor connections intact—and reminding us that great midcentury design can still work beautifully for the way we live today.
