Hello June!
June in Seattle has always felt like more than a bridge between spring and summer.
For me, it’s also a time to reflect on what home really means—not just the place we live, but the people we share it with, the communities we build, and the freedom to be ourselves.
As Pride Month begins, June’s role as a bridge between seasons feels especially meaningful. It’s a reminder that our homes and communities are strongest when people feel welcomed, connected, and free to be themselves. I’m fortunate to live and work in a city—and an industry—that increasingly celebrates diversity, creativity, and individuality. Whether it’s a downtown condo, a waterfront retreat, or a midcentury home tucked into one of Seattle’s wonderful neighborhoods, the best homes are the ones that allow us to live authentically and create a life that feels uniquely our own.
It’s also been one of the busiest stretches of my year. Spring brought a whirlwind of activity, culminating in 5 closings in a single week. I had the privilege of helping both buyers and sellers navigate a fast-changing market, including the sale of my Magnolia listing recently featured in The New York Times and the successful sale at Waterfront Landings, which went under contract within 24 hours of hitting the market and closed just 14 days later—a rarity in Seattle’s condo market.
As we move into summer, Seattle’s market continues to gain momentum. Inventory is up nearly 30% from a year ago, giving buyers more choice and bringing us closer to a balanced market than we’ve experienced in quite some time. Well-prepared and thoughtfully presented homes continue to attract strong interest, creating opportunities on both sides of the transaction. Whether you’re planning a move this year or simply keeping an eye on the market, I’m always happy to be a resource.
Wishing you a wonderful start to summer and a Happy Pride Month.
–Matt

Design, Architecture & Lasting Inspiration.
This month on the ModernaeBlog, I’m reflecting on a few of the architects and homes that continue to inspire me. From Tom Kundig’s remarkable residential work to the enduring influence of Rudolph Schindler and the Eames House, these are places that have shaped the way I think about architecture, design, and home.
Whether through a newly released book, a memorable home tour, or a remarkable property coming to market, each story is a reminder that great architecture never goes out of style.
From coast to coast, this month’s stories celebrate the lasting ideas behind modern architecture and everyday living.

An Eames Spirit in Innis Arden
This Shoreline home immediately caught my eye. Thoughtfully sited, light-filled, and deeply connected to its surroundings, it captures many of the qualities that made the Eames House so influential. Buyers clearly agreed—it went pending in just 6 days and closed 9 days later.
What Makes a Frank Lloyd Wright Home?
Petra Island’s Massaro House continues to spark debate among architecture enthusiasts. Built decades after Frank Lloyd Wright’s death using plans he created for the site, the home raises a fascinating question: what truly makes a Frank Lloyd Wright home?

Pride Month in Seattle
The month kicks off with Pride in the Park at Volunteer Park on June 6th, leading up to the grand finale on Sunday, June 28th. On that day, the historic Seattle Pride Parade will march down 4th Avenue, followed by PrideFest at the Seattle Center - the largest free Pride festival in the country. Whether you're heading to Capitol Hill for the local festivities or joining the crowds downtown, it’s a beautiful time to see the city's commitment to inclusion and rallying together in full bloom.
